How to choose a construction company

First choice

In the first step, make a list of companies that are relevant. They should meet the following criteria:

  • Experience with the type of construction you have decided on (brick house, wooden house).
  • Positive references from previous clients.
  • They undertake construction projects of a similar size to yours.

Enter your enquiry

Make an enquiry to the selected companies. It should contain basic technical data, at least:

  • dimensions of the building,
  • construction technology,
  • lead time.

The companies contacted should be able to provide you with an estimate of the construction price based on the data provided. Also ask about their expertise, the time frame for completing your project and references for completed projects.

Price offer

Selected companies will be asked to prepare a quotation. To prepare a quotation, prepare a detailed design of the house and your conditions that you will require from the company. This may include adherence to the construction schedule, the method of invoicing or the construction guarantee period. It is also a good idea to put these conditions in writing.

Compare the quotations made. Also check that all your conditions have been taken into account. Avoid inaccuracies and claims such as "we'll fine-tune this" and the like. Have everything explained precisely so that you can choose the appropriate solutions. Even a small thing can give room for increasing the final price of the building. The more clearly you say exactly what you want, the sooner the house will be built to your liking.

We recommend that you create a uniform method of valuation for all companies. The simplest way is to divide the construction into stages. For example, excavation of foundations, construction of the foundation slab, rough construction... In this way you will have not only the total price but also the prices of the sub-works available for comparison.

Don't just go by price. Before making your final decision, visit the completed buildings to see the quality of the construction company's work for yourself. Feel free to approach the owners and ask if they are satisfied with their house.

Contract for work

The work contract must clearly state the terms and conditions of the entire construction. It should include the guaranteed price of the work, the completion time and the guarantee conditions.

Choose a construction supervisor

It is advisable to involve the construction supervisor already in the search for a construction company. His professional advice and experience will best help you choose the best offer. Also ask him to check the works contract. You can avoid a lot of inconveniences this way.

Construction supervision is also important during the construction phase. He has the necessary knowledge of construction procedures and supervises their observance. He also checks the suitability of the use of building materials and their laying. In addition, he is responsible for ensuring that all work has been carried out in accordance with the applicable standards and the Building Act.
